Firm adopts different sales strategy

A DIRECTOR-level sales team heralds a new approach by developer Environ Sunley at its development, Kings Hill Park at Kings Hill, near West Malling.

Reflecting international experience, where on-site sales are often handled directly by the principals of the house building companies, the team of Chris Taylor and John Gill are managing things rather differently at Kings Hill Park.

Chris Taylor, formerly a director of consortium member, Environ Country Homes and a director of the management company at Kings Hill Park, explained: “In the UK we have traditionally operated with sales-only specialists at our sites. This time we have chosen to use a different approach. This is partly a reflection of the American-style designs that we are selling. They do not fit into the traditional British mould and it is right that we should consider a different sales strategy that gives us real ownership of what is going on.”

He added: “Potential purchasers seem to be responding to what we are doing. They are used to trawling around sales offices and when they visit us they have their ‘purchaser patter’ all set. They are used to being given a hard sell to a pre-determined pattern. Our approach is more enabling than selling. The British purchaser tends to start from the number of bedrooms they think they need and to go from there. Our space standards at Kings Hill Park are very different and we find that often purchasers are seeking the space that they perceive comes with a five-bedroom house and yet we can offer it with only three bedrooms which actually suits them rather better.”

Chris Taylor has worked in property for 25 years, with much of this experience being gained at director level. Chris is joined by John Gill, who, having worked abroad in property and the airline business, brings a useful international perspective to the role.

All 33 homes at the four-acre Kings Hill Park are being built to the Canadian government’s Super E® standard.
