Plans to create 49 “genuinely” affordable homes on disused land – including at a former pub plagued by vandalism – are one step closer to becoming a reality.

Thanet District Council (TDC) is proposing to build the social housing on pockets of brownfield land across the isle, with the view of families moving into the homes by 2026.

A public consultation took place in August, and applications have now been submitted to the authority.

One development will be on the “eyesore” Dane Valley Arms site in Margate. The demolished pub’s footings will be transformed into a block of 12 flats and four homes.

Eleven family homes are then proposed to replace land and garages around tower Stanar Court in Ramsgate.

Old garages will also be replaced at Tomlin Drive, Margate, and Clements Road, Ramsgate.

The former will have 12 homes, and the latter nine apartments.

Now, £685,275 of government funding has been allocated for the project by the Department for Levelling Up, Housing and Communities.

Cabinet member for housing at TDC, Helen Whitehead, said: “Residents need social and genuinely affordable housing, and we will prioritise this need to support all of our community.

“We are dedicated to providing genuinely affordable homes for local people, with over 100 homes due to be acquired or delivered before the end of this year.

“This funding will enable us to directly build a significant number of new properties, which will make a huge difference to residents and to Thanet.”

It is part of Cllr Whitehead’s plan to deliver 400 dwellings in the next four years.

The Labour member added: “As a council, we will always prioritise brownfield development, and we take active measures to do so, including the excellent work that went into applying for this fund by council officers.”

A brownfield sites means land that has been previously developed.

All plots due to be developed are already owned by TDC.

Dane Valley Arms closed in 2011 and despite several applications to provide a pub and housing on the site, there was “no interest or further development”.

The pub was demolished and now overgrown shrubs, buddleia plants, litter and rubble remain.

Council houses planned for the site will be detached and have three bedrooms.

The flats block will be three storeys, providing seven one-bedroom and six two-bedroom homes.

Ward councillor Jack Packman (Lab) said of the plans: “I fully support this planning application.

“There is no need, in my opinion, for this to be heard by the planning committee.”

The 11 homes at Stanar Court have been “carefully considered to avoid a sense of over-development within a tight and already built-on site”, according to architects HMY.

Stanar Court is a prominent 15-storey tower block in Manston Road.

A strip of old lock-ups will be bulldozed, and an existing community garden shall be brought back into use, as part of the scheme.

Twenty-two new parking spaces will be created, bringing the total number to 48.

Clements Road is a smaller plot, again in the shadow of old garages.

TDC want to construct a building of nine flats and a new communal garden.

There will be four one-bedroom, five two-bedroom homes and 10 new parking spaces.
