Estate agents Rule and Rule are selling the freehold for £450,000.

It is described as a "mixed use commercial investment" in the brochure.

The building includes the shop on the ground floor and four studio flats upstairs.

Rule and Rule says: "The retail premises are currently trading as an adult shop and can be sold with the profitable business which has been trading for 25 years."

The four apartments are all let and currently generate a monthly income of £1,920. The shop is let at £750 a month.

Rule and Rule adds: "This ready-made investment offers a fantastic combined monthly income when fully let of £2,670 or £32,000 a year."

Skorpio previously traded as Playtime when its owners Carl and Jazmin Rayner reported a boost in sales following the launch of the raunchy book and movie Fifty Shades of Grey.

On its website Skorpio says: "Skorpio Adult Fun is a fully licensed sex shop situated in the quaint and quiet area of Blue Town, Isle of Sheppey. The store is a hidden gem and for over 20 years has provided fun and naughtiness to many satisfied customers!

"Having recently undergone a fabulous refurbishment Skorpio provides a warm and welcoming approach, offering a full range of exciting brands to enhance your sex life. With an enormous collection of thrilling toys, sexy lingerie and kinky games, we truly have ‘something for everyone!’"

The shop also offers exclusive "after hours" private functions where customers can "browse in complete comfort" with "chosen friends."

Skorpio has not replied to a request for a comment.
